Things to watch out for
- Never hand the original title deed to an agent. A copy is all that is needed for marketing.
- Read the listing agreement carefully, especially the term, termination terms and what happens if you find a buyer yourself.
- Overpricing at launch makes the listing look stale and usually leads to a deeper discount later.
- Listing with several agents at different prices invites buyers to negotiate against you.
- Disclose any outstanding mortgage balance from the start so redemption can be planned for transfer day.
- Never accept a deposit without a written agreement, however urgent the buyer seems.

Frequently asked questions
Are there any upfront fees?
None. We charge nothing for listing, photography or advertising. The 3% fee applies only after the transfer completes at the land office. If it does not sell, you pay nothing.
How long is the listing agreement?
Our standard term is six months, which is enough time for marketing to produce measurable results, with termination terms set out in the agreement.
Can I list with several agents?
You can, but we recommend an exclusive listing because we then fund full photography and Facebook advertising. Multiple listings usually end up showing different prices, which buyers use against you.
What if I find the buyer myself?
On an open listing, a buyer you found without our introduction carries no fee. On an exclusive listing the position is stated explicitly in the agreement before signing, and we always explain it clearly.
Do you list mortgaged properties?
Yes, and it is very common. Tell us the outstanding balance and we structure the deal so the mortgage is redeemed from the buyer's funds on transfer day, all in the same land-office appointment.
Do you cover provinces outside Khon Kaen?
We cover Isan. Nearby provinces such as Maha Sarakham, Kalasin, Roi Et and Udon Thani are usually visited within the same week; further provinces are scheduled on our travel rounds with a confirmed date in advance.
